On a sloping site it is very difficult to give you an exact price per square metre because it's very much site dependent. What we can do is have one of our standard designs, we can do an itemised costing on that design on your site at no cost.
This will give you an indication whether you can afford to build on your particular block and it will give you an idea as far as making a decision whether to buy this block or not.

Many builders say they can build a house in eight weeks, 12 weeks, that sort of thing. It's usually not clarified how they calculate that figure. We would rather be honest and give you a conservative time to build your house.
We allow two months for the documentation and building approval and depending on what we're doing on the houses we should allow four to five months to build the house.
This is a conservative, and it depends on the weather etcetera, but we would rather be more conservative than try and spin you a tale that we can build your house in three months.

We build to probably three stages, the first one being enclosed stage, the second being fully built un-painted without floor coverings and the third one being a premium finish which is fully painted hardwood floors right through turn a key ready to move in.
The enclosed stage is ideal for people in the trade, plumbers, electricians etcetera because they can do their own electrical, plumbing and those sorts of items. And they also nearly always know other trades that they work with themselves. So enclosed is an excellent system for people who have the time, they can project manage the house or are in the trade.
The big advantage is we do all the hard stuff to lock-up stage or enclosed stage and from then on the builders margin is taken out of all those items so it's a big cost saving to the owner. With enclosed stage we also provide our construction schedule so you know what to do in what order. And also our contacts and we also can sell you the fit-out material, the timbers that we have in our yard direct to give you additional cost savings as well.

It's mandatory to have the maximum opening of a window in a bedroom to be 125 millimetres on the balustrade.
This law has been passes to prevent beds getting placed against the windows, as there has been cases of kids falling out of the window when climbing onto beds which are places against windows.
While this is a great law to prevent such injuries, many times it creates problems for airflow or getting light into the room.
To get around these problems we provide the solution of installing louver windows into the room which not only let in light but also airflow.
Alternatively you are able to install security screens on the windows which will stop anyone from entering in and out of the windows.
Your kids will be safe and you will still have light coming into the room and all the airflow you need to keep the room nice and fresh.

What are the main principles of Eco Design?
There's a lot of new thoughts on Eco design, but the main thing to keep in mind is to keep the basic principals in tact and you'll have a home which is going to make easier a lot more eco friendly and save you lots of money on costs such as electricity in the process.
The biggest and main principal to consider and keep in mind with your plans is to ensure your living areas are oriented towards a north east direction.
Additionally it's important to have your verandas facing that area for outdoor living.
The ultimate winner that's going to give you those savings however is ensuring your plans will allow for cross ventilation.
You will want cross ventilation in areas such as the living areas and the bedrooms.
To do so you will want to utilise the breeze as much as possible by the positioning of your living areas in a north east direction.
Additionally you can help with the cross ventilation by installing ceiling fans and applying proper insulation during the building phase.

90 mill framing is better than 70 mm framing is better because it is wider, therefore it is structurally more sound in your house and it also gives you a larger gap between the services that run through the frames.
22 years ago when we first started we used to use 70mm framing, then a number of years after the house was finished all the sudden the house would have a water leak.
This was because the nail had penetrated the water pipe, then it rusted and all the water pours out.
Hence we encourage all our clients to always use 90mm framing versus 70mm framing.
